What home surveys are available?
The most popular survey levels are Level 2 and Level 3, which are completed to a standard format set by RICS (please ask us if you require a more basic Level 1 survey). A valuation is available as an additional service level for the level 2 survey.
If you are in any doubt about which is the most suitable home survey for your property please call us and we will talk you through the options to ensure that you choose the right survey level for the property.
For more information please see the RICS guide to helping you choose the right survey.
We are committed to providing you with a high standard of service and to achieve this, we have enrolled on a voluntary quality assurance scheme which is designed to ensure that our reports are completed to the expected high standards of the RICS Home Survey Standard.
Please call us to discuss the range of surveys we can offer, and to obtain a quotation.
A home survey is a report on the condition of a property carried out on behalf of a home buyer. Our service is bespoke and tailored to your specific requirements, whilst complying with the RICS Home Survey Standard. If you have certain issues that are of concern, we can incorporate these into the scope of the survey.
A survey is not compulsory, it is a personal choice. However by obtaining a survey you can ensure you are in the know about the property, rather than discover time consuming and expensive problems after you move in.
As part of the service we offer, communication is key and we will be available before, during and after the survey to discuss the survey and any concerns with you. This includes a call before the survey commences and at the end.
We use a drone to inspect the higher level features of a property which can give more information on the condition of these features that typically are subject to higher levels of weathering, and are often overlooked in terms of maintenance. This can be especially useful when there are flat roofs, some of which may be concealed.
The report will be delivered in a PDF format. Colour photographs are included with all surveys except the Level 1 survey.
We offer three home survey reports for you to select from
RICS Home Survey Level 2
A Level 2 survey (previously known as a Homebuyer Report) is a survey completed to a standard format set by RICS and is most suitable for conventional more modern (i.e. post war) properties and which are in reasonable condition.
It doesn’t detail every aspect of the property and only focuses on urgent matters needing attention.
It’s not usually suitable for properties which are older, in poor condition or which have been substantially modified for example with extensions or loft conversions.
RICS Home Survey Level 2 with Valuation
A Level 2 survey with the addition of a Market Valuation and reinstatement cost calculation for insurance purposes.
This survey is completed to the same standard as a Level 2 survey but with an independent, RICS-certified Market Valuation.
This helps to determine whether the agreed price reflects the market value, taking into account condition and location.
If you do not wish to have a valuation at this stage, we are able to carry out a separate valuation at a later stage. Please see our Valuation page for details about private valuations.
RICS Home Survey Level 3
A level 3 survey (previously known as a Building Survey) is a more bespoke survey suitable for all residential properties especially more complex and older properties, buildings constructed in an unusual way, properties in poor condition, properties which have had extensive alterations, and properties with extensive outbuildings.
This is a more comprehensive inspection reported in a style to suit the property and your specific requirements. It examines all accessible parts of the property. You can ask to have specific areas included so it covers any particular concerns you have about the building and can be tailored to the property and your needs. More time is spent on surveying the property and the report includes more detailed information therefore the cost is higher.
